Williamstown Planning Board Backs Two-Context Framework for Subdivision Regulation Overhaul
WILLIAMSTOWN — May 26, 2026 — Williamstown Planning Board advances sweeping subdivision regulation rewrite at special May 26 session. The board heard two-plus hours of recommendations from consultants Dodson Flinker and Berkshire Design Group, who proposed reorganizing road standards around two geographic contexts — the town center and rural neighborhoods — and eliminating the rarely used minor lane street type. Key proposals include raising the minimum paved width for the smallest street class from 20 to 22 feet with Cape Cod berms to satisfy fire department requirements, replacing cul-de-sac designs with hammerhead turnarounds that AutoCAD analysis confirmed can accommodate the town's fire apparatus, and creating a fee-in-lieu sidewalk fund so rural subdivisions contribute to in-town pedestrian infrastructure. The board also moved toward a structured waiver process for low-impact development stormwater requirements rather than open-ended feasibility language. The rewrite must be completed by late June or early July to meet grant deadlines.
